№ 01Overview

Living in Elizabeth

Elizabeth is the county seat of Union County and one of the most populous cities in New Jersey. Settled in the 1660s, it combines deep history with some of the best transportation access in the state, from the Northeast Corridor rail line to Newark Liberty International Airport, which sits partly within city limits.

Because our office is at 59-61 Elmora Avenue, Elizabeth is the market our team knows block by block, from the tree-lined streets of Elmora Hills to the busy commercial corridors that serve the city's diverse, multilingual community.

№ 02Lifestyle

Neighborhoods & daily life

Elizabeth's neighborhoods each have their own rhythm: walkable shopping streets, family-owned restaurants reflecting the city's Latin American, Portuguese and many other communities, and quick access to regional shopping at The Mills at Jersey Gardens.

Green space includes Warinanco Park, part of the Union County park system on the Elizabeth–Roselle border, and Mattano Park along the Elizabeth River.

  • Elmora & Elmora Hills: Residential streets near our office, with a mix of single-family homes and multi-family properties.
  • Westminster: A largely residential section on the city's west side, known for detached single-family homes.
  • North End & Midtown: Close to Elizabeth and North Elizabeth train stations and the downtown civic core.
  • Peterstown, Bayway & Elizabethport: Established neighborhoods near the port and industrial employment centers.

№ 03Housing

The housing market

Elizabeth's housing stock is varied. You'll find detached single-family homes, two- to four-family houses that many buyers purchase as owner-occupied investments, condominiums and co-ops, and mid-rise apartment buildings.

Multi-family homes are a defining feature of the city. They can help buyers offset a mortgage with rental income, but they also bring landlord responsibilities and any local registration or inspection requirements, which we walk clients through.

For current pricing and recent sales in a specific neighborhood, ask us for a personalized market review.

№ 04Getting around

Transportation & commuting

  • NJ TRANSIT trains stop at Elizabeth and North Elizabeth stations on the Northeast Corridor Line, with North Jersey Coast Line service at Elizabeth station. Both lines connect to Newark Penn Station and New York Penn Station.
  • Drivers have direct access to the New Jersey Turnpike (I-95), U.S. Routes 1 & 9, and the Goethals Bridge to Staten Island via I-278.
  • Newark Liberty International Airport and Port Newark–Elizabeth Marine Terminal are major regional employers on the city's eastern edge.

Schools

Public schools are operated by Elizabeth Public Schools. School assignments and programs change, so we always recommend verifying details for a specific address directly with the district.

№ 05Buying

Buying a home in Elizabeth

  • Get preapproved early. Elizabeth's mix of property types (single-family, multi-family, condo) affects loan programs and down-payment requirements.
  • For two- to four-family homes, ask us for current lease, rent roll and certificate-of-occupancy information before you make an offer.
  • Factor in commuting time to the station or Turnpike that matters to you; it can vary a lot between neighborhoods.

№ 06Selling

Selling a home in Elizabeth

  • Pricing starts with a comparative market analysis built from recent sales in your specific neighborhood and property type.
  • New Jersey requires a smoke alarm, carbon monoxide alarm and fire extinguisher certificate for most resales, and municipalities may add their own inspections. We confirm what Elizabeth requires for your property early so closing isn't delayed.
  • Our bilingual team markets in English and Spanish, widening your pool of qualified buyers.
